As the third phase of the Qaiwan Heights development, this social multi-housing project was conceived to enhance residents’ quality of life despite the constraints of a highly restrictive project brief. With no budget allocated for underground parking, an innovative solution was implemented: providing separate access points at different site levels to the front and rear of the buildings, ensuring the required number of parking spaces without compromising the site’s usability.
Situated on a hilltop with sweeping views of the city, the project maximizes visual connections to the landscape. By carefully positioning two distinct building typologies the number of units benefiting from the panoramic view was significantly increased. This strategic placement, combined with thoughtful circulation planning, delivers a residential environment that is both efficient and responsive to its unique topography.
